Hotel Capital, via direct equity investment, recently acquired The Tremont Chicago Hotel at Magnificent Mile and Mike Ditkas Steakhouse. The Tribute Collection Hotel by Marriott was acquired from Marriott International, Inc. as a result of the $13 Billion Starwood Hotels Merger. The Tremont is a 16-story, 122-room, boutique hotel and is located in the heart of Chicagos Gold Coast. The Tremont will undergo a multi-million dollar renovation which will include upgrades to the lobby, all new guest bathrooms, restaurant renovations, and general property improvements. Upon renovation completion The Tremont will transition into the Independent Upscale Boutique Hotel category.

Hotel Capital, via direct equity investment, recently acquired the 200 room Holiday Inn Dallas Market Center to become a Marriott hotel. The $25 Million project includes the acquisition price in addition to the planned renovations to upgrade and change hotel brands. The extensive renovation includes all new guest rooms and bathrooms, a complete redesign of the lobby and F&B areas, and the addition of 10 rooms. Renovations will occur in 2019 as it remains a Holiday Inn. Upon renovation completion the hotel will be converted to Marriotts newest hotel brand Delta.

The $20 million acquisition and planned renovation project was the result of a 1031 Tax-Free Exchange. Upgrades to all the rooms, common areas, restaurant, and lobby will occur in 2018 and 2019 and the hotel will remain a Sheraton. The hotel was acquired from a partnership between JDC Holdings, Songhy HighRoads, and a HNW Family Office.

Hotel Capital recently partnered with a large international financial institution for the joint venture acquisition of the 209 room Embassy Suites by Hilton. HC will invest an additional $7 million to complete renovations to the hotel including a new lobby, rooms, and common areas. The hotel was acquired from an affiliate of Expotel Hospitality, which will retain management. It is proximate to the Woodfield Mall, 9 miles from the Ohare International Airport, and is close to several large companies including Sears corporate headquarters, Motorola, Pfizer, Verizon Wireless, IBM, AT&T, etc.

The hotel was acquired from an affiliate of Expotel Management, with Expotel retaining the management of the property. Almost $5 million in upgrades will be made to fully renovate the property, and the hotel will remain a DoubleTree. The Westminster area is located in a corridor between Denver and Boulder with a strong corporate base and significant growth.

The deal was extremely complex as it was a leasehold and fee simple transaction, involving different structures and requiring city approval of the buyer. The Four Points by Sheraton Orlando Studio City is a 21-story, 301 room fully service hotel located on International Drive, directly across from Universal Studios. The hotel was acquired from Garrison Investment Group, which had owned the property since 2011. It was flagged under Starwoods Four Points by Sheraton brand in 2007, after undergoing a multi-million dollar renovation.

The Garfield Suites is an iconic property in downtown Cincinnati which with the total renovation and the branding with Hilton will transform the hotel into a modern market leading asset.
